How does this work?
Design:
Choose from six floor
plans to create the
unique log home of your
dreams. Options include
fireplace, hot tub on
enclosed deck, pet
kennel, storage unit,
thematic interior décor,
and other interior
upgrades.
Ownership:
You will receive a deed
of ownership for your
cabin and lot. Your cabin can
be sold, willed, deeded
or placed in trust, just
like any other form of
real estate. Interest in
the common area stays
with the lot assignment.
Designated Builder:
Troy Daniels
Construction, in
cooperation with Rees’s
Pieces our regional
Lodge Logs dealer, will
be the exclusive
developer and builder of
all log home packages
and optional structures.
Minimum/Maximum
Square Footage:
The minimum
square footage is 750 sq
ft and the maximum is
2300 sq. ft.
Time-Frame for
Building:
Cabins must be under
construction within two
years of lot purchase.
Common Area:
To maximize enjoyment of
your private retreat,
ownership will include a
walking path easement
that borders Owl Creek
as it converges with Big
Horn River frontage. All
lot owners will share in
common ownership of two
RV sites, BBQ grills,
basketball court, and
picnic areas that are
yours to share with
friends and family.
Management Company:
Lasting Legacy
Management Services, a
subsidiary of Longwell
Ranch established in
1899, is a family owned
and operated business.
Our family will continue
to provide the quality
maintenance,
landscaping, and daily
upkeep that Country
Campin’ customers have
come to expect. This is
a long-term project for
our family, as we work
with you to create a
private log home
community for a lifetime
of pleasure.
Management Services:
Monthly dues will
include water, sewer,
wireless Internet,
dumpster service, road
maintenance, snow
removal, lawn care,
irrigation, as well as
general upkeep of all
common areas. Common
area electricity,
insurance, and property
taxes are also included
in your estimated
Homeowner’s Association
dues. A trust account
for infrastructure
upgrades and major
maintenance will be
adopted when the
Association is
formalized. All
management services will
be contracted by the
Homeowner’s Association,
which will be governed
by a Board of Directors,
elected by the Wyoming
Lasting Legacy
homeowners.
Homeowners
Association:
The bylaws of the
Wyoming Lasting Legacy
Homeowners Association
will establish rules for
governance. This
nonprofit corporation
will be owned in common
by the eleven cabin
owners who will elect a
Homeowners Association
Board to oversee annual
operations. All cabin
owners will be eligible
to serve on the board.
Bylaws of this
association are
available for preview
and will be filed with
the Hot Springs County
Clerk.
Covenants:
A declaration of
protective covenants
will be filed at the Hot
Springs County Clerk’s
office. These covenants
are available for
preview. The purpose of
the covenants is to
insure peaceful
enjoyment of private and
common properties for
all cabin owners.
Utilities:
Individual cabin owners
will be responsible for
monthly electricity and
propane services.
Arrangements have been
made for these utilities
at a reduced set-up cost
to the new homeowner.
Satellite television is
an option for each cabin
owner. Landline
telephone service is not
available, although
Verizon wireless cell
service is excellent
from this location.
Hook-Up (impact)
Fees: The
hook-up fees are $1,400
for water, and $1,400
for sewer, paid to the
developer at the time of
closing.
Property Taxes:
Individual cabin owners
will be responsible for
the assessed value of
the cabin. For example:
Hot Springs County taxes
are based on market
value – the market value
of a $200,000 cabin will
have 9.5% assessed value
multiplied by
approximately 71 mills
for a total property tax
of $1344 per year.
Sportsmen’s Retreat:
Wyoming Lasting Legacy
offers a select location
on the Big Horn River.
Two hundred yards from
your front door you will
find the best blue
ribbon trout fishing in
all of Wyoming! In the
fall record-book bucks
will be passing in
nearby meadows
surrounded by
one-hundred year old
cottonwoods. Yellowstone
Park is 100 minutes from
Thermopolis to the West,
while big game await in
the Big Horn Mountains
60 minutes to the North.
Thermopolis is known for
our large mineral Hot
Springs, beautiful Wind
River Canyon, and
wonderful weather. Avoid
the wind associated with
much of Wyoming when you
choose the Lucerne
Valley of Thermopolis.
